Glassworks Industry Park offers high-quality, large scale warehouse and offices in Hornby, Christchurch. Tenants include Big Chill Distribution, Fisher and Paykel, NZ Safety and Placemakers.
RDT Pacific negotiated a demolition package of the earthquake damaged historic structure within a tight programme to clear the way for the new warehouse development beginning in late 2013. Following demolition, the project entailed upgrading existing fire and roading infrastructure in preparation for five new warehouse and access for the warehouse development. Simultaneous design and procurement of five warehouses was undertaken under one contract in four parcels, with the existing slab incorporated and built on. This approach was chosen as a more sustainable option for the property, as were rainwater harvesting, daylight harvesting and solar hot water heating.

The scope of the project within our team’s responsibility entailed design management, procurement, the consent process and construction delivery. Infrastructure on site needed to be staged so that tenant access dates could be achieved with a staged construction programme. Design was begun and progressed in Auckland, while the Cables building was demolished. The consenting process was managed through weekly meetings with Christchurch City Council. Infrastructure upgrade began on site followed by the construction phase as the detailed design was being finalised in Auckland. Delivery of each separate warehouse to different specifications and delivery dates was driven by tenant requirements and timeframes, which were all achieved.

RDT Pacific was chosen for this project thanks to a strong long-term client relationship and experience in previous fast track industrial projects such as Supercheap Auto and Datamail. Speedy, streamlined delivery was achieved for the client, despite a challenging Christchurch City Council consenting period, with consent processed in around six months. RDT Pacific liaised with the Council while working closely with the client to achieve these timings. RDT Pacific managed design in Auckland, while the Christchurch office managed the construction delivery phase. Our team was based on site as required and able to drive the contractor to meet their key deliverables.

The result is increased industrial building stock in Christchurch, which supports the rebuild of the city and a return to ‘business as usual’, by transforming a damaged, seismic risk property asset into 16,000 square metres of quality, rentable space.
