The development site is 4.5ha at Auckland International Airport’s industrial business park The Landing.
The scope of the development can be briefly described as the construction of a distribution centre facility comprised of a 20,000m2 warehouse, 385m2 of separate office space and the associated canopies, yards, and landscaping. The facility has 100 carparks for staff and visitors.
RDT Pacific had recent and relevant experience to tackle the Bunnings Distribution Centre development having completed a number of AIAL projects successfully, namely, the Fonterra Brands and Hellmann Worldwide Logistics developments.
The purpose-designed facility allowed early integration of the tenant’s operational requirements into the design. RDT Pacific then employed a staged consenting process which managed the risk of processing timeframes so as not to delay construction activities and allowed for the consultant team and contractor to capture all compliance issues as required.
Due to the large 4.5ha site the strategic decision was made to carry out an enabling bulk earthworks package concurrently with the end of the design and consenting process. Dempsey Wood Ltd (DWL) were engaged to undertake the bulk earthworks package to roughly form the building platform, yards, and driveways. This also enabled the main contractor to be procured during earthworks with a 6 week gain to programme.
Separable Portions were included in the construction contract to manage lease requirements with the incoming tenant and ensure a swift operational start for Bunnings.
