17 Landing Drive – Auckland Airport
The Endeavour Consumer Health office and warehouse is part of Auckland International Airport’s successful speculative build programme, whereby industrial facilities are developed without a tenant secured. The project is located on a 20,000 m² greenfield site within Auckland Airport’s The Landing business park in Māngere.
RDT Pacific’s extensive experience in the industrial sector, and with Auckland Airport’s business parks, enabled this project through established working relationships and proprietary knowledge to ensure a successful delivery.
The development layout offers flexibility that is difficult to come by in the market. With an office at both ends of the facility and the warehouse split in two, a portion of the warehouse can be sublet when needed, while also providing for future expansion of Endeavour’s business. This allows the tenant to scale production up and down over the term of their lease.
While the project commenced as a ‘spec’ build, during the design phase ECH was secured as a tenant. As a result, the earthworks and building platform were split from the main build programme and run in parallel with the end of design and procurement to maintain the programme.
The procurement strategy utilised early trade packages to minimise long lead items such as structural steel and precast panels. It also allowed the integration of ECH’s fitout elements, including a hygiene and temperature-controlled production area, within the main warehouse.
A strong, collaborative working relationship between team members resulted in the project being completed 5% under budget and with no overall impact to the programme. The client was very satisfied that the original design brief, which called for a “bold design” at the prominent corner site of Landing Drive and Te Kapua Drive, had been successfully achieved.
