Selwyn Village – Lichfield Towers Refurbishment
Lichfield Towers at Selwyn Village in Point Chevalier is a key facility within Selwyn Village Limited (previously The Selwyn Foundation)’s aged-care community. This project focused on upgrading the solid concrete framed 1964 building’s exterior and replacing all external joinery to improve energy efficiency and resident comfort. Works were carried out while the facility remained operational – requiring careful planning to temporarily relocate residents floor by floor and ensure minimal disruption.
RDT Pacific provided both Project Management and Engineer to the Contract services. Our team coordinated the main contractor, oversaw construction quality, and ensured the programme remained on track. We also played a vital liaison role between contractor and client – managing design and cost queries and leading regular site and safety meetings.
Beyond our formal responsibilities, RDT Pacific implemented monthly PCBU stakeholder meetings, a measure praised by the client for improving site-wide safety and communication. We ensured quality control was maintained at every stage by proactively supporting communication between the client and contractor to ensure smooth project delivery.
Working in a live environment meant resident care and wellbeing were a top priority. Temporary relocations were required, access was restricted, and construction needed to be handled with utmost sensitivity. Through close coordination with facility managers and clear communication, RDT Pacific mitigated access issues and ensured respectful, safe interactions throughout.
With new double-glazed windows improving acoustic and thermal comfort, solar panels enhancing energy efficiency, and green wall installations boosting the building’s visual and environmental value, the refurbishment delivers lasting benefits. These upgrades not only extend the life of the asset but also support Selwyn Village Limited’s commitment to sustainable, dignified aged care.
This project reinforced the importance of end-to-end contractor engagement and showed how proactive stakeholder engagement – like regular PCBU forums – can reduce risk and foster positive working relationships. A successful upgrade delivered on budget, with high quality and strong client satisfaction.
