Tidal Road

RDT Pacific successfully delivered the stunning new industrial business park on Tidal Road overlooking Manukau Harbour.

The vision for the development was to create a comprehensively designed, high-quality warehouse and office to allow for efficiency and productivity in a safe environment and enable the tenant to operate more efficiently and to substantially reduce environmental impact. To achieve the best outcome for the project, an integrated design process was adopted to ensure all tenant requirements were integrated into the build.

RDT Pacific provided Project Management for this Office/Warehouse development on 78 Tidal Road, Mangere, Auckland.

Services included project cost estimating and planning, selection and recommendation of procurement methods, preparation of tender documents and project budgetary control to ensure the final project cost was within the budget.

The development consists of:

  • a single level, open-plan workspace and includes a 1,100 m² mezzanine bar and training area
  • a 10,000 m² Temperature Sensitive Warehouse
  • an additional 1,600 m² warehouse with a two-storey office.


Sustainability initiatives were incorporated into the project. These include using rainwater collection tanks for roof run-off, EV charging ports for cars, passive ventilation opportunities with operable windows to the roof-top training area and energy monitoring systems. The warehouse is designed for the addition of solar-panels in the future. The use of high-performance glazing and double-glazing in various locations also aids in reducing heating and cooling costs.
