Wynyard 100 – Mixed use development

Located in Wynyard Quarter Area 2, Wynyard 100 is an exemplary mixed-use development reconfiguring the original NZ Bus maintenance facility.

The architectural concept draws from contemporary and past uses of the site, embracing the notion that new activities can be inserted into the urban fabric to successfully establish a dialogue with the existing built environment.

RDT Pacific provided Project Management services for the development. The project is based on a constrained, inner-city site, and required a tightly driven programme to reduce the impact of construction on the public.

The existing NZ Bus site at 100 Halsey Street remained fully operational during redevelopment.

The project was completed in two stages:

  • Reconfiguration of NZ Bus operations on the site, including moving the bus wash and fuelling station, reorientation of the bus staging area and minor improvements to the existing bus workshops and yards.
  • Building 1 – a new 20,000 m² building, comprising a 16,500 m² seven-storey 385-space car park building with 2,500 m² ground floor retail, wrapped on east and north facades with a 3,600 m² 120 key 4-star hotel facility.
  • Building 2, corner Halsey/Gaunt Streets – comprising 10,500 m² commercial office space with ground floor retail to the Halsey Street frontage. A glazed link bridge at level 1 connects to Building 1.

 

The mixed-use nature of the project has resulted in a significant number of stakeholder groups, each with differing interests. RDT Pacific held extensive stakeholder engagement sessions to ensure all needs are captured and met.
